This variance request is <br />in response to the loss of potential buildable area from the Morelan property resulting from the <br />construction of the cul -de -sac. This northern portion of the Morelan property is not yet divided <br />from the southern part, and no subdivision is being contemplated at this time. However, the <br />Morelans wish to preserve their interest in a future setback variance by creating a record of it <br />now. <br />Analysis <br />The Zoning Ordinance lists the following requirements be demonstrated in order to consider a <br />variance request: <br />a. Special conditions must exist with are peculiar to the land, including topographic or water <br />conditions.
