The subject property is located east of Spruce Street, and west of Sylvan, <br />within the R -1, Single Family Residential zoning district (see Exhibit A). The existing lot <br />currently measures 150' x 268' in size, under the proposed lot split, lot one, containing the <br />existing single family home would measure 150' x 148' (20,200 s.f.) and will continue to gain <br />access off of Spruce Street, while the other undeveloped parcel would measure 150' x 120' <br />(16,500 s.f.), and gain access off of Sylvan Street. <br />Attached for Reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />As mentioned previously, the property lies within an R -1 Zoning District.
