OF GARAGE AND STORAGE SHED AREA. <br />WILSON RESIDENCE <br />636 KELLER PARKWAY <br />LITTLE CANADA, MN 55117 <br />1, We are creating a more safe exiting from second floor bedrooms in case of <br />fire by replacing windows with egress legal units and creating a roof to climb <br />out on to reduce the jump from 12' to 8'. <br />2. The lot is big enough and the dwelling is big enough that the addition is <br />In scale. Actually, the proposed garage roof will add scale to the structure <br />and improve the look of the house. The lot is over 1 acre and the house is <br />over 3,900 s.f. <br />3. The existing dwelling is unusual in its layout with an existing drive -thru <br />garage for 2 cars that is deeper and wider than what 2 cars really require. <br />This aggravates the area limitations. This dwelling was built in 1963 <br />and the garage is 45' x 13' -8" with a "V" shape' on the west side. <br />4. Because of soil conditions and the high water table this house has no <br />basement. This makes storage above ground more important than in <br />a more conventional house. <br />5. I am proposing as narrow width for this addition as is reasonable for <br />garage use at 11' 1 1/2" clear. I do not want to cut the length of 45' <br />because it works with the "lines" of the house. A notch to fall within <br />the 1,000 s.f. limitation will look arbitrary and awkward. The exiting <br />from the second floor bedrooms will also be compromised. <br />6. The Minnesota State Building Code does allow up to 3,000 s.f. of private <br />garage per section 312.2.2. <br />7.
