The subject <br />property is located on Lake Gervais at 636 Keller Parkway. Section 903.020 D.4 of the <br />Zoning Ordinance requires that the total floor area of a garage and other accessory buildings <br />for a single family detached dwelling not exceed 1,000 square feet of floor area, except by <br />conditional use permit. <br />The subject property contains a single family home, a small shed and an odd shaped attached <br />45' x 13' -8" drive - through garage. In addition to the garage addition, the applicants are <br />constructing a second story addition to the existing garage for living space (see Exhibit C). <br />The proposed garage addition will be 45' x 11' -6 ", and extend westward. The exterior wall of <br />the existing garage will remain in place, therefore, the addition will serve as a "second" <br />garage.
