5. Curbing and Landscaping: All open off- street parking areas shall have a perimeter <br />continuous curb barrier around the entire parking lot. <br />6. Exterior Storage: Any exterior storage area is grassed or surfaced to control dust. <br />The storage area will not encroach upon required parking space or required loading <br />space as required by the Ordinance. <br />The minimum number of parking requirement for the site will be 29. The applicants have <br />requested for a deferral on implementation of the parking lot. It is our office's <br />recommendation that the applicants deliver a site plan that shows the location of the <br />required number of parking spaces. Since the applicant indicates that only eight <br />employees will occupy the site, a total development of ten spaces could be approved <br />under the PUD, with the remaining 19 spaces shown on the plan as "proof of parking" <br />area. The City could require additional parking development if demand warrants it. <br />Setbacks. Under the PUD, no buildings within the project are to be nearer to another <br />building than one -half the sum of the building height of the two buildings. The proposed <br />location of new construction does not appear to meet the requirement. The building <br />location should be revised to meet the distance requirements between two buildings as per <br />Zoning Ordinance requirements and meet all Building Code requirements of fire safety and <br />other such issues. <br />The front and side yard restrictions at the periphery of the PUD site at a minimum shall be <br />the same as imposed in the respective districts (1 -1). <br />Setbacks: <br />Front Yard: <br />Side Yard: <br />Not less than 40 feet. <br />Not less than 15 feet on any one side, nor less <br />than 40 feet on the side yard. <br />The proposed layout meets the setback requirements. <br />Public Facilities. The public facilities on 53 South Owasso Boulevard East at this time <br />are adequate for Donovan Construction and does not impose any problems for the new <br />construction and use. <br />Duration of Temporary Modular Structure. Our office recommends a permit for the <br />temporary structure to last one year. Under the development contract, it may be renewed. <br />Page 15 <br />
