RECOMMENDATION <br />Based on the previous review, our office recommends approval of the following: <br />A. Interim use of a 720 square foot temporary modular office space. <br />B. Construction of a 2,500 square foot brick front, masonry office building. <br />Approval of the permits, however, to be contingent upon the fulfillment of the following <br />conditions: <br />1. The applicant receives a clear title to the land under consideration. <br />2. Access easements over the development's private street system and visitor parking <br />spaces are to be provided as required by Zoning Ordinance. <br />All setback requirements are met in compliance to an 1 -1 District. <br />4. The building code requirements are met. The City Building Inspector reviews and <br />approves the project plan and a building permit is obtained prior to beginning work <br />on the site. <br />5. A development contract is executed indicating the site improvements, including <br />parking, to be made and the timing for replacement of the temporary building within <br />the permanent office. <br />CONCLUSION <br />Based on the preceding review, our office recommends approval of the PUD /conditional <br />use permit of the 1) interim use of a 720 square foot temporary modular office space, and <br />2) construction of a 2,500 square foot brick front masonry office building subject to the <br />conditions listed in the recommendation section of this report.
