RECOMMENDATION <br />Based on the preceding review, our office recommends approval of the Final PUD and Final <br />Plat, subject to the following conditions: <br />1. The applicant must submit a copy of all covenant declarations applicable to the <br />proposed development. Such covenants shall be subject to City approval. <br />2. The applicant must provide proof that the location of structures within the NSP <br />easement (for Phase 2) is acceptable to NSP representatives, or the site plans are <br />modified to remove structures from within the easement. <br />3. The City Engineer provides comment /recommendation as to the need to vacate the <br />existing north/south drainage and utility easement which bisects the property. <br />4. The submitted utility plan is subject to review and approval by the City Engineer. <br />5. The grading and drainage plan is subject to review and approval by the City Engineer. <br />6.
