My concern is as a <br />homeowner on Twin Lake Trail and a Little Canada taxpayer. I believe that the <br />proposed use of 256 Twin Lake Trail will substantially devalue my property and those <br />of my neighbors on Twin Lake Trail, and feel that this is damaging not only to our <br />interests, but to the fiscal well -being of the City of Little Canada as well. <br />I attended the public hearing on January 12, 1995, and the Grafs proposal <br />seems to be to move a small approximately 50 -year old cabin onto the property, then <br />add an addition to bring the structure's square footage up to the minimum required <br />1,040 square feet. The initial plans I saw did not meet the 1,040 square foot <br />minimum, but they apparently submitted a revised plan to add an additional four feet <br />to the addition to meet the requirement. As far as I know, they submitted no <br />architectural drawings or sketches to show the Planning Commission exactly what <br />they propose to create on the property. The enclosed photograph is of the cabin <br />which they propose to move. Much of the lot located at 256 Twin Lake Trail is <br />wetlands, and they apparently also intend to fill the shallow pond toward the rear of <br />the lot to permit construction of the back portion of the addition. <br />My first concern about the Planning Commission's process is that they <br />approved the application without really knowing what the structure will actually look <br />Page 97 <br />
