MINUTES <br />PLANNING COMMISSION <br />JANUARY 12, 1995 <br />report that a minimum square footage of 960 is required <br />was based on a story and one -half structure. The <br />Building Inspector has determined that under the UBC <br />this house is considered a one - story. <br />Keis asked if Graf planned to add the additional square <br />footage to meet the 1,040 requirement. <br />Jason Graf reported that he would be adding an <br />additional 4 feet to the addition planned for the <br />house. The entire square footage of the house would <br />then meet minimum square footage requirements. <br />Keis asked the age of the house. <br />Graf reported that it was constructed in the late <br />1950's or early 1960's. <br />Al Graf reported that they would comply with all of the <br />requirements listed in the Building Inspector's memo, <br />and would prepare revised drawings showing the <br />additional 4 feet on the house. <br />Keis was concerned how the house would fit into the <br />neighborhood and the age of the home compared to the <br />others in the neighborhood. <br />Al Graf stated that the house will blend in with the <br />neighborhood and was typical of the existing homes. <br />Graf reported that the house would be sided so that the <br />addition matched the existing house. Graf reported <br />that the existing house consists of approximately 500 <br />square feet and an addition of approximately 500 square <br />feet would be added. The roof will be reshingled as <br />well. <br />Garske asked if the house was consistent value -wise <br />with the others in the neighborhood. <br />Al Graf reported that it will be at the lower end of <br />the scale, but not the lowest valued house in the <br />neighborhood. Graf estimated the market values of the <br />homes in the area to range from $75,000 to $150,000. <br />While some of the homes in the area are fairly new, <br />others are 50 to 60 years old. Graf estimated the <br />market value of this house to be from $75,000 to <br />$90,000 when it is completed. <br />4 <br />Page 101 <br />
