MINUTES PLANNING COMMISSION JANUARY 12, 1995 report that a minimum square footage of 960 is required was based on a story and one -half structure. The Building Inspector has determined that under the UBC this house is considered a one - story. Keis asked if Graf planned to add the additional square footage to meet the 1,040 requirement. Jason Graf reported that he would be adding an additional 4 feet to the addition planned for the house. The entire square footage of the house would then meet minimum square footage requirements. Keis asked the age of the house. Graf reported that it was constructed in the late 1950's or early 1960's. Al Graf reported that they would comply with all of the requirements listed in the Building Inspector's memo, and would prepare revised drawings showing the additional 4 feet on the house. Keis was concerned how the house would fit into the neighborhood and the age of the home compared to the others in the neighborhood. Al Graf stated that the house will blend in with the neighborhood and was typical of the existing homes. Graf reported that the house would be sided so that the addition matched the existing house. Graf reported that the existing house consists of approximately 500 square feet and an addition of approximately 500 square feet would be added. The roof will be reshingled as well. Garske asked if the house was consistent value -wise with the others in the neighborhood. Al Graf reported that it will be at the lower end of the scale, but not the lowest valued house in the neighborhood. Graf estimated the market values of the homes in the area to range from $75,000 to $150,000. While some of the homes in the area are fairly new, others are 50 to 60 years old. Graf estimated the market value of this house to be from $75,000 to $90,000 when it is completed. 4 Page 101
