Management 2900 South McLeod Street Burnsville, Minnesota 55337-5621 (612) 890 -6297 - Office (612) 890 -1579 - Fax (612) 670 -7912 - Mobile Heritage Office Park, the Project, is being presented to the City of Little Canada for the purpose of establishing a Planned Unit Development to organize the development of the properties known as Heritage Office Park Lots 1 and 3, at County Road 'D' and Centerville Road in the City of Little Canada. The Project is to be developed as an Office Park with no residential use intended. The Project is to be platted with individual fee simple lots enclosing each building and garage /storage area. The balance of the property will be maintained as common property under the auspices of a office- owners association. There will be nQ publicly held lands dedicated in the interior of this project under this plat. The Project will not contain any public streets, however 35.7% of the projects 4.77 ac. (74,178 sft.) will be paved. This paving includes asphalt drives and parking, concrete curb and sidewalks. The Project will meet City requirements with regard to parking. (1 space per 200 sft. net office area plus 3 spaces) 25,200 sft office space / 1 space per 200 sft = 126 spaces 132 spaces are being provided, plus 24 garage/storage spaces and 1 dumpster area. The Project will include 25,200 sft. of office space divided into 8 buildings. 3 - 2400 sft. buildings 5 - 3600 sft. buildings The Project will be constructed in two phases with Lot 1 comprising the first phase and Lot 3 comprising the second.
