The balance of the property will be maintained as common property under <br />the auspices of a office- owners association. There will be nQ publicly held lands dedicated in the <br />interior of this project under this plat. <br />The Project will not contain any public streets, however 35.7% of the projects 4.77 ac. (74,178 <br />sft.) will be paved. This paving includes asphalt drives and parking, concrete curb and sidewalks. <br />The Project will meet City requirements with regard to parking. <br />(1 space per 200 sft. net office area plus 3 spaces) <br />25,200 sft office space / 1 space per 200 sft = 126 spaces <br />132 spaces are being provided, plus 24 garage/storage spaces and 1 dumpster area. <br />The Project will include 25,200 sft. of office space divided into 8 buildings. <br />3 - 2400 sft. buildings <br />5 - 3600 sft. buildings <br />The Project will be constructed in two phases with Lot 1 comprising the first phase and Lot 3 <br />comprising the second. <br />Page 64 <br />
