Planning and Design Consulting <br />• Planning <br />• Drafting <br />• Facilities <br />Management <br />2900 South McLeod Street BumssiIle, Minnesota 55337.5621 (612) 890-6297 - Office (612) 890.1579 - Fax (612) 670-7912 - Mobile <br />Heritage Office Park, the Project, is being developed to create an environment which will <br />encourage the establishment of professional offices. <br />The market as projected includes, but is not limited to, <br />Medical facilities (Chiropractic, Eye Doctors, etc.) <br />Professional facilities (Architects, Engineers, Lawyers, Real Estate, etc.) <br />Also seen as a market for this Project are 'Home Offices' moving up and out of the home <br />The location of the Project seems to buffer between a more industrial office- warehouse area and <br />a proposed residential area. The desire to place office use at this location stems from the desire <br />to locate a high- visibility product at a high - visibility, high -traffic location. This generates a need <br />for a product that fits in. To accomplish this, we are proposing a product that will transition <br />from the more industrial character to a more residential character. An office use will provide a <br />similar 'work day' to the industrial area, but the character of the Project is more like a residential <br />area. <br />Existing features on the site include several power transmission lines and their associated <br />easements. These easements generally cover the south side of the property and have <br />concentrated building locations along the north property line, along Centerville Road. The <br />existing driveway will be utilized for access to all new construction. No access to the proposed <br />De Soto Avenue Right -of -Way is planned for. <br />The Project will be developed as an office - townhome concept. All buildings will occupy a fee - <br />simple lot but will be part of a townhome -style association for common maintenance. All <br />buildings will built for sale. Restrictive Covenants will be enforced on the design and operation <br />of the exteriors of all structures. <br />Page 65 <br />
