EVERGREEN LAND SERVICES CO. <br />6200 SHINGLE CREEK PARKWAY, SUITE 415 • BROOKLYN CENTER, MN 55430 • PH. 612-566-1036 <br />December 5, 1995 <br />Mr. Joel Hanson <br />Administrator <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Dear Mr. Hanson: <br />You requested an estimate from us to provide acquisition and relocation services for two parcels in the <br />Rice Street- Little Canada Road area. <br />One parcel includes a shoe repair and barber shop. The other parcel is a Budget Power store. <br />Our services will be under the rules and procedures of the Federal Uniform Relocation and Acquisition <br />and Minnesota Statutes 117.50. <br />The acquisition services would include the following: <br />• Review and read the appraisal <br />• Prepare "Offer Letter" and "Owner Information Packet" <br />• Deliver Offer Letter and negotiate with landowner, owners <br />• Work with City Attorney on preparation of Purchase Agreement conditions <br />• Work with City Attorney on any items necessary to clear title <br />• Assist City Attorney with closing <br />• If necessary, assist Attorney with preparation of condemnation material <br />As you can see, the time differs with each parcel. An estimate of range would be $1,000.00 to $2,000.00 <br />per parcel. This would include expenses. <br />The relocation advisory and counseling services would include the following: <br />• Meeting(s) with City staff to discuss project coordination, concerns, and procedures. <br />Attending public information hearings as requested to present general information on <br />relocation assistance. <br />Page 37 <br />
