Loading. As shown on the submitted building elevation (Exhibit D), the proposed warehouse <br />addition is to include nine loading berths. According to the Ordinance, all required loading berths <br />shall be not less than 70 feet in length, 10 feet in width and 14 feet in height. All proposed <br />loading berths have been found to meet minimum dimensional requirements of the Ordinance. <br />The site plan has demonstrated ample maneuvering space for semi - trailer truck movement. <br />Screening. According to the Zoning Ordinance, all loading areas must be screened from adjacent <br />residential uses. In accordance with such screening requirements, a combination of pine trees and <br />earth berming has been proposed along the subject property's eastern border. While such <br />screening appears acceptable, specific tree sizes should be specified to insure adequate visual <br />screening. <br />Building Materials. According to the Ordinance, no pole type of engineered steel buildings are <br />to be allowed in I -P Zoning Districts. In compliance with such requirements, the proposed <br />warehouse addition is to be finished with pre -cast concrete panels. <br />Building Height. The proposed warehouse addition is to measure 39 feet in height. As such, <br />the maximum I -P District height requirement of 40 feet has been satisfactorily met. <br />Grading and Drainage. To accommodate the proposed warehouse addition, an alteration to <br />existing site drainage patterns will be necessary. As a condition of CUP amendment approval, <br />all on -site grading and drainage plans must be approved by the City Engineer. <br />Lighting. It has not been indicated whether any additional exterior lighting is to be erected as <br />part of the warehouse construction. According to the Zoning Ordinance, any lighting used to <br />illuminate an off -street parking area, sign or other structure must be arranged so as to deflect light <br />away from adjoining residential zones and public streets. <br />RECOMMENDATION <br />Based on the previous review, our office recommends approval of the requested conditional use <br />permit amendment subject to the following conditions: <br />1. All State handicap parking requirements are satisfactorily met. <br />2. The size of the proposed pine tree plantings is specified and approved so as to ensure <br />adequate visual screening of site loading activities. <br />3.
