MINUTES <br />Parks & Recreation Commission <br />February 2, 1995 <br />Remerowski asked about the price of the buildings. Sneen <br />stated that a 24,000 square foot building would cost <br />$275,000 which would include parking and the interior. <br />Sneen stated that the commercial property is valued at <br />$45,000. Therefore, the park charge would be 5% of that <br />amount or $2,250. Sanders felt that amount was very low for <br />the size of the development. <br />Greger recommended accepting cash in lieu of land for the <br />park dedication fee for the Heritage Office Park development <br />on County Road D. <br />Motion seconded by Holm. <br />Motion carried 5 - 0. <br />Remerowski felt that the $45,000 of value that Sneen had <br />quoted was very low. He asked the City Administrator what <br />could be done to make sure the City gets a fair park charge. <br />The City Administrator stated that the City could request <br />that an appraisal be done on the site to verify its value. <br />DENERY Mr. Bob Moser, representing Mrs. Denery, appeared before <br />PROPERTY the Commission regarding the park charge on the proposed <br />Denery subdivision located west of LaBore Road just south of <br />County Road D. He stated that the subdivision will create <br />eight residential lots with access to those lots off of <br />County Road D. <br />Moser indicated that Mrs. Denery plans to donate land to the <br />City on the southern portion of her property to complete the <br />power line walkway for the City. However, she needs a foot <br />and a half of property for the entrance into the development <br />and was hoping that some of the park land to the west of the <br />site could be used for that purpose. <br />Sanders stated that the plan that Mrs. Denery has submitted <br />is acceptable with the land she has proposed to donate to <br />the City equalling the required 10% for the park charge. He <br />felt that the trail could be installed around the cul -de -sac <br />on her plan. <br />Sanders presented another plan which he drafted for the <br />site. This plan utilizes park land to the west of the <br />Denery property to make a much nicer entrance to the lots <br />and requires less road construction. He felt that the park <br />land to the west could be traded for the land Mrs. Denery <br />was planning to donate to the City for the trail. In <br />addition, the park charge of $625 per lot could still be <br />collected on building permits. <br />Sanders felt that his plan would benefit both the City and <br />-3- <br />Page 17 <br />
