MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 9, 1995 <br />SCHMIDT <br />PROPERTY <br />DIVISION <br />The Planner pointed out that this is a concept review. <br />Notification of property owners within 350 feet of the <br />plat would occur at the preliminary plat stage. The <br />Planner asked the Commission to comment first on Bill <br />Sanders' concept, which he believed preferable. The <br />Commission should also comment on the Denery concept <br />should the Sanders' proposal prove not to be legally <br />possible. <br />Schletty stated that he preferred the Sanders' <br />proposal, since the Denery proposal would result in the <br />lot on County Road D being surrounded by street on <br />three sides. Knudsen agreed that the Sanders' proposal <br />was superior. <br />It was suggested that should it not be possible for the <br />Sanders' proposal to work, that the road be extended <br />further south before the first bend so that the County <br />Road D lot is not surrounded by street on three sides. <br />There may be lots within the plat surrounded by street <br />on two sides, however, these property owners would be <br />purchasing those lots with the condition already <br />existing. <br />Mr. Carson recommended approval of Concept Plan #1 (the <br />Sanders' proposal), with the indication that should <br />Concept Plan #1 prove not feasible, Concept Plan #2 <br />(the Denery family proposal) is recommended for <br />approval with a different road design so that the <br />County Road D lot is not surrounded by street on three <br />sides; and should a change in road design not be <br />possible, the Commission would accept Concept Plan #2 <br />as submitted by the Denery family. <br />Motion seconded by Garske. <br />Motion carried 7 - 0. <br />The City Planner reviewed the Schmidt property division <br />which involves splitting a portion of the Schmidt <br />property abutting Keller Parkway, and combining that <br />triangular piece with the adjacent Ryan property. <br />Mr. Keis recommended approval of the Schmidt property <br />division as presented subject to the recommendations of <br />the City Planner as contained in his report dated <br />February 3, 1995. <br />3 <br />Page 5 <br />
