MINUTES PLANNING COMMISSION FEBRUARY 9, 1995 SCHMIDT PROPERTY DIVISION The Planner pointed out that this is a concept review. Notification of property owners within 350 feet of the plat would occur at the preliminary plat stage. The Planner asked the Commission to comment first on Bill Sanders' concept, which he believed preferable. The Commission should also comment on the Denery concept should the Sanders' proposal prove not to be legally possible. Schletty stated that he preferred the Sanders' proposal, since the Denery proposal would result in the lot on County Road D being surrounded by street on three sides. Knudsen agreed that the Sanders' proposal was superior. It was suggested that should it not be possible for the Sanders' proposal to work, that the road be extended further south before the first bend so that the County Road D lot is not surrounded by street on three sides. There may be lots within the plat surrounded by street on two sides, however, these property owners would be purchasing those lots with the condition already existing. Mr. Carson recommended approval of Concept Plan #1 (the Sanders' proposal), with the indication that should Concept Plan #1 prove not feasible, Concept Plan #2 (the Denery family proposal) is recommended for approval with a different road design so that the County Road D lot is not surrounded by street on three sides; and should a change in road design not be possible, the Commission would accept Concept Plan #2 as submitted by the Denery family. Motion seconded by Garske. Motion carried 7 - 0. The City Planner reviewed the Schmidt property division which involves splitting a portion of the Schmidt property abutting Keller Parkway, and combining that triangular piece with the adjacent Ryan property. Mr. Keis recommended approval of the Schmidt property division as presented subject to the recommendations of the City Planner as contained in his report dated February 3, 1995. 3 Page 5
