MAIL
Mt. Joel R. Hanson
City Administrator
515 Little Canada Road
Little Canada, MN 55117
Re: Denery Property
Our File No. 8097
Dear Joel:
P. 02/02
Telephone
(612) 222 -2541
Facsimile
(612) 2234289
Pursuant to your request, we have reviewed the Owner's
Duplicate Certificate of Title and Warranty Deed relating to
Outlot A, Aspen Grove Addition. It is our understanding that the
City is presently discussing the possibility of a land exchange
with owners of adjacent property.
Based upon our review of the Warranty Deed to the City of
Little Canada from Goff Construction, Inc., we are of the opinion
that there are no restrictions regarding the use of the property.
Due to the absence of any such restrictions on the Deed, the
Certificate of Title as to the Torrens portion of the property
does not contain any restrictions on use. As you are aware,
Outlot A is subject to an easement in favor of the Northern
States Power Company, and any party obtaining the property from
the City would have to take subject to this easement.
If you have additional questions or would like to request
additional action on our part as this time, please advise..
PTO:tjd
Very truly yours,
SWEENEnY, BORER & OSTROW
a rte -
Paul T.
