Services Division for connections to sanitary sewer lines, any permit <br />required from the Ramsey- Washington Watershed District for grading and <br />storm water discharge, and any permits or approvals necessary to comply <br />with wetland regulations. The Developer shall reimburse the City for any <br />costs or expenses incurred by the City due to the need for any permits or <br />consents, and shall be responsible for compliance with any other <br />requirements imposed by the agencies in question. <br />4. Development Exhibits. The Developer shall develop the proposed <br />plat in accordance with Exhibit A, attached hereto, and on file in the <br />offices of the City; and in accordance with City Council Resolutions No. <br />95 -1 -22, 95 -1 -23, and 95 -1 -24 adopted on January 25, 1995. <br />5. Required Improvements. The Developer shall install, at its own <br />expense, the extension of public and private improvements consisting of <br />water main, sanitary sewer main, storm sewer, curb and gutter, the first <br />lift of the bituminous roadway, signage, and lighting, all of which will be <br />completed no later than November 30, 1995. The second lift of asphalt for <br />the bituminous roadway is to be completed by Developer no later than August <br />1, 1996. Original plans and subsequent changes for said improvements shall <br />be prepared by Derrick Passe, Registered Engineer, and approved by the City <br />Engineer in accordance with City specifications and standards. It is <br />further understood that the City must approve the contractor who will <br />undertake the installation of the improvements. A copy of Developer's <br />contract with the approved contractor shall be provided to the City. <br />6. Preconstruction Meeting. Prior to the commencement of any work, <br />Developer or his engineer shall schedule a preconstruction meeting to be <br />held at the Little Canada City Hall at a mutually agreeable time. Said <br />meeting shall include all parties concerned, including, but not limited to, <br />City staff, Developer's engineer, Developer's contractor, and affected <br />utilities.
