NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.221 .2555 Facsimile: 763. 231,2561 planners @nacplanning.com
MEMORANDUM
TO: Mayor Biesener and Little Canada City Council
FROM: Stephen Grittman
DATE: January 17, 2014
RE: Little Canada — Auto Sales Lots
FILE NO: 758.10 — 14.02
In reviewing the changes made to the City's regulation of automobile sales, two
additional observations were made by staff that were not incorporated into the original
ordinance amendment adoption previously.
First, the number of outdoor auto sales licenses in the City is currently limited by
ordinance to a maximum of 4 such licenses, 2 of which may be in the B -2 zoning
district. Currently, there are only 3 licenses that are active. If desired, the Council may
wish to consider reducing the number of allowable licenses to 3 to correspond with the
current usage, and without impacting and existing permits.
The second item relates to a number references in the code that include the B -3 District
as a potential location for motor vehicle sales. Those references are obsolete since the
B -3 District has been limited to non - auto - related uses. This would be an appropriate
time to delete those references.
Staff would recommend calling for a public hearing at the Council's February 26th
meeting to consider these amendments.
pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
