Hanson <br />As a supplement to the Planner's memo dated April 6, 1995, I am <br />forwarding you the following information for your consideration: <br />* The cul -de -sac size discussed by the City Council for <br />Australian Avenue is a 30 foot paved surface on a 35 <br />foot right -of -way. On Bluwood Avenue, it is a 40 foot <br />paved surface on a 45 foot right -of -way. It was felt <br />that a 30 foot paved surface is the smallest cul -de -sac <br />the City can allow which will readily accommodate most <br />vehicle trips. A larger cul -de -sac is proposed on <br />Bluwood in that the right -of -way area existing is <br />greater (90 feet). The five foot difference in the <br />radius dimension is to allow for snow storage. <br />* Deviations to existing standards were recommended due <br />to impact to adjoining properties. Factors considered <br />included cost, acquisition of right -of -way, trees, <br />existing land use, and future land use. <br />* Vacation of a portion of the Jackson Street right -of- <br />way would only allow approximately seven feet to be <br />transferred to the Morelans. This is due to the <br />placement of water main in the center of the existing <br />Jackson Street right -of -way. <br />* Costs for the two options (cul -de -sac verses street) <br />are relatively close with the street option being <br />somewhat less. Attached is a memo from the City <br />Engineer dated November 10, 1994 which provides a <br />cursory review of this matter. With the Jackson Street <br />option, some additional savings to the City may be <br />possible by eliminating the trail section to be <br />constructed between Bluwood and Australian. <br />Page 18 <br />
