Those conditions are listed generally in our report of <br />10 March 1995. Specific issues which are as yet unresolved are as follows: <br />• NSP Easement Use: Written verification of the use of the NSP easement area must be <br />submitted prior to approval of the fmal plat. Otherwise, the fmal plat drawing as <br />proposed is inaccurate due to the lot proposed for the garage locations. <br />• Trash Handling: Pending the outcome of the use of the NSP easement, this issue may <br />need to be addressed through a revised site plan. <br />• Landscape Plan: I would assume that if the garages do not get approved, then you will <br />attempt to screen the south office /warehouse building in some manner. Thus, a revision <br />to the landscape plan would be necessary as well. <br />• Signage: Final details on the sign locations, including the address and directional signage <br />discussed at the Planning Commission meeting should be submitted for review by the <br />City Council. <br />Site Plan: The temporary configuration of the parking lot showing the looped driveway <br />must be shown on a Phase I site plan. <br />5775 Wayzata Blvd. • Suite 555 • St. Louis Park, MN 55416 • (612) 595- 9636•Fax. 595 -9837 <br />Page 15 <br />
