This property is owned by <br />Schroeder Development Corporation, and Masterpiece Homes is <br />purchasing the east 236 feet of that parcel to be included in <br />their plat. City staff had incorrectly assumed that the entire <br />parcel was to be a part of the Cobblestone Village Plat. You <br />will note that the Planning Commission has referred to the east <br />176 feet of this parcel. Masterpiece Homes is purchasing an <br />additional 60 feet for a total of 236 feet. <br />At the April 12th meeting, the Council will be clarifying the <br />rezoning of this Parcel. It is the intent that the easterly 236 <br />feet be rezoned to R -2 while the westerly 180 feet remain B -3. <br />Masterpiece Homes is requesting the vacation of Minnesota Avenue <br />as it runs through the Cobblestone Village plat. The streets <br />within the plat will be private, therefore, no road dedication <br />will be necessary. There will be dedication of the necessary <br />drainage and utility easements, however. It is requested that <br />the Council schedule a public hearing to consider the vacation at <br />its April 12th meeting. <br />cc: Gordie Howe, Masterpiece Homes <br />Page 20 <br />
