COORDINATION WITH COMPREHENSIVE PLAN <br />The City of Little Canada is in the process of updating its Comprehensive Plan. In <br />preparing this work program, we have gained a better understanding of the current status <br />of the Comprehensive Plan and the steps remaining in the process. We believe that the <br />work program provides a good fit with the Comprehensive Plan. <br />O The Demographic Analysis will build off of the data collection for the <br />Comprehensive Plan. It will create a picture of who lives and works in Little Canada <br />and the surrounding area. <br />O The Market Analysis will define Little Canada's commercial and residential market, <br />providing valuable direction for the Comprehensive Plan. <br />O The Physical/Design Analysis will use the land use data and preliminary goals and <br />objectives from the Comprehensive Plan as a foundation for this project. This work <br />program provides a means of testing the assumptions made so far about the future <br />development of Rice Street. <br />Q All or a portion of the development guide can serve as a component of the <br />Comprehensive Plan. <br />O The proposed schedule fits with the current timetable for completing a draft of the <br />updated Comprehensive Plan for submission to the Metropolitan Council. <br />O The development principles created in this project should have application to other <br />areas within the City. <br />DEMOGRAPHIC ANALYSIS <br />The initial step in the work program is to create an understanding of the demographic and <br />economic factors that will influence the development of the community. <br />1.1 Review existing demographic and economic analysis for Little Canada. <br />1.2 Conduct data analysis needed to supplement existing data. <br />1.3 Assess business growth in the study area. <br />1.4 Prepare a demographic profile of the study area. <br />Page 32 <br />3 <br />
