Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Bob Kinnis /Stephen Grittman <br />DATE: 10 March 1995 <br />RE: Little Canada - Heritage Office Park PUD <br />FILE NO: 758.09 - 95.03 <br />BACKGROUND <br />Mr. Bob Sneen and Mr. Don Newpower have requested a Planned Unit Development conditional <br />use permit (development/final plan stage) to allow the construction of eight condominium -type <br />office buildings upon a 4.8 acre site located south of County Road D and east of DeSoto Street. <br />The proposed eight building complex is entitled The Heritage Office Park and will provide <br />25,200 square feet of office space upon the site. The office park is proposed to be constructed <br />in two phases, the first of which calls for the construction of four office buildings in the <br />northwest area of the site. <br />To accommodate the development proposal, the two lots which currently underlie the subject <br />property are to be replatted in a manner whereby the individual structures will lie upon <br />corresponding lots. The land area which surrounds the proposed lots are to be owned in <br />common and governed by a property owners association. <br />Specifically, the PUD will make an allowance for lots of record to vary from the requirements <br />of the underlying zoning requirements (lots without public street frontage).
