Hanson <br />Since our last Council meeting, I have met with Tod and Berniece <br />Magnuson, Louis Tima, Ann Judd, Gary Kajalski, and Steve Morelan <br />regarding resolution of the cul -de -sac placement issue. Based on <br />this meeting and the verbal understandings reached with each <br />respective property owner, my recommendations to resolve the cul- <br />de -sac placement issue are as follows: <br />* Cul -de -sac will be based on a 35 foot right -of -way <br />radius with a 30 foot paved radius. Placement of this <br />cul -de -sac will be as indicated on the attached diagram <br />with approximately 322 square feet coming from the <br />Magnuson property 397 square feet from the Tima <br />property and 357 square feet from the Morelan property. <br />* In exchange for the dedication of needed right -of -way <br />from the Morelan property with no monetary exchange, <br />the City will vacate the easterly six feet of Jackson <br />Street as indicated on the attached map. This vacated <br />right -of -way would be added to the existing Morelan <br />property. Costs of vacation would be borne by the <br />City. <br />* A variance is to be granted to the Morelan property <br />which would allow placement of a structure in the same <br />area as existed before placement of a cul -de -sac. (see <br />attached map) I would estimate the front yard setback <br />off the cul -de -sac right -of -way to be approximately 22 <br />feet. The structure would then be located 27 feet off <br />the paved area and would line up with the other homes <br />in the neighborhood. <br />* Dedication of 397 feet from the Tima property as part <br />of the lot subdivision with no monetary exchange. It <br />should be noted that by vacating six feet of the <br />Jackson Street right -of -way, the new Tima lot would <br />Page 11 <br />
