He also pointed out the north end <br />of the mobilehome park has a lot of visibility from the <br />freeway. <br />Carson suggested this area be either Industrial or <br />Commercial. <br />The Planner pointed out that retail development will <br />increase the traffic on Country Drive. <br />Knudsen stated he preferred Industrial for this area, <br />and did not believe the area would draw a lot of retail <br />traffic. <br />Garske pointed out the Quebec Apartments could be <br />converted into an office building. <br />The Planner indicated such a use would be allowed in <br />the Industrial District. The Planner asked about the <br />long -term use for the mobilehome park. <br />Garske suggested in a perfect world that area would be <br />City park property given the poor soils. <br />Carson suggested that the entire area should be <br />Industrial. <br />Garske asked if the soils were good enough to support <br />Industrial development. <br />Schletty asked where the trailer park would be <br />relocated. Keis pointed out that the City may have to <br />compensate for the removal of this low- income housing. <br />It was the consensus of the Commission that this area <br />should be designated as Industrial. The Planner noted <br />that Knox and Levitz are shown as commercial areas <br />given the retail aspects of their business. <br />The Planner began a review of the southwest side of <br />35E. The Planner asked if there was any interest in <br />designating the area north of Demont and south of <br />Savage Lake as high- density residential. <br />Carson suggested mid - density feeling the area would be <br />a good one for townhome development. <br />Keis agreed, suggesting R -2 would be a good transition <br />Page 87 <br />
