MINUTES <br />PLANNING COMMISSION <br />MAY 11, 1995 <br />The Planner reported that this property is zoned B -3 <br />along Little Canada Road, and the back portion along <br />Jackson Street is zoned R -1. There has been past <br />neighborhood opposition to a high- density residential <br />development on this site. The Planner stated that it <br />was his opinion that single - family development was not <br />a good long -term use for this site. <br />Carson felt that the Little Canada Road frontage should <br />be commercial. <br />The Planner suggested that if multi- family housing is <br />developed on the McNamara property, access be via <br />Little Canada Road, in order to alleviate concerns of <br />the existing neighborhood about additional traffic on <br />Jackson Street. <br />Garske felt that a destination commercial development <br />would develop along Little Canada Road. Garske did not <br />believe the area would redevelop as residential or <br />industrial. Garske also suggested that multi - family <br />development on the McNamara property be quads in the <br />higher price range. <br />Knudsen suggested that depending on what happens with <br />the Gateway Project, the McNamara property could be <br />desirable for higher end mid- density development. <br />The Planner suggested a mixed -use category for Little <br />Canada Road frontage. <br />Knudsen pointed out that at the Council workshop there <br />was discussion about what Little Canada Road is used <br />for. It was stated at this workshop that the real <br />gateway to the City is the intersection of Rice Street <br />and County Road C, and that Little Canada Road is used <br />for access to the Market Place Shopping Center. <br />However, if the Gateway Project is successful, it could <br />increase traffic on Little Canada Road and change the <br />dynamic of the area. Knudsen suggested destination - <br />type stores would be successful along Little Canada <br />Road. <br />Garske suggested one means of attracting people to the <br />area would be to redevelop the area with an "old" <br />architectural style. <br />The Planner pointed out the mixed uses in the Country <br />Page 86 <br />
