This is based on a review of the city hall with the client /CM group of <br />people. <br />Lead -in note A: A number of items below are minor things. We discussed have James <br />Steele Construction self - perform smaller items (or hiring someone to perform this <br />work.) This will simplify the process and will be much easier in that certain items are <br />somewhat undefined have a imprecise set of conditions (in some cases it would take <br />more time to draw and bid than simply repair.) Joel indicated that he was fine with <br />this, it is just that these minor things should be done as a part of the project so that the <br />building is presentable and complete for the longer term. This might include touch -up <br />at the windows, caulking, adjustments and so on. <br />Typical throughout: <br />1. Upgrade all lighting (especially the incandescent cans) using preferably LED lights <br />and/or fixtures that will have the least impact on existing conditions (i.e., avoid having <br />to perform other non - electrical repairs to the ceilings and walls.) <br />2. Many of the windows need minor repairs or touch -up of the stain /varnish on the <br />trim and window units. See note A. <br />3. We should look at replacing all of the ceiling tiles as many panels are warped and <br />stained, with some gouged. (I would suggest a slightly better panel than what is there <br />with a 20% overage for future replacement.) It appears that the grid can be re -used, <br />with minor exception. <br />4. The engineers (PC) need to look at the furnaces and AC units to assess condition and <br />whether or not upgrades and replacements are recommended. <br />1 <br />
