The property is currently occupied by a <br />Dock 86 store and a significant amount of warehousing that the owners use in support <br />of their other retail locations. As a part of this amendment, the applicants would <br />eliminate the general warehousing and replace it with retail floor space, introducing their <br />primary brands to the site, including HOM Furniture, Gabberts Furniture, and their <br />related Sleep Express and Seasonal Concepts retailers. <br />The building would be expanded slightly along the western edge to allow a customer <br />pick-up facility adjacent to the 2 door dock area. The exterior of the building would be <br />remodeled to account for the new branding, with HOM occupying the northeast corner <br />facings of the building, and Gabberts along the north wall. Most of the false dock doors <br />that were applied for the Dock 86 project would be removed, with the exception of a few <br />that are related to the remaining Dock 86 access on the east -facing wall of the building. <br />The applicants propose to make some changes to their allowances for signage and <br />display. These are summarized as follows: <br />• Temporary Sign Size — Up to 200 square feet (no change). <br />• Temporary Sign Duration — 65 days per year, proposing 120 days during <br />construction. <br />
