MINUTES <br />PLANNING COMMISSION <br />JUNE 12, 2014 <br />Fischer was concerned that the banners would be used for advertising. <br />Johanson indicated that the banner design has not been determined, but the <br />banners are not being proposed for advertising. <br />Ledin asked how many of the dock doors will be eliminated. Johanson <br />reviewed the exterior being proposed, noting that the vast majority of <br />these doors will be gone. He also noted that they are not proposing to add <br />on to the building, but will add a small dock area for the limited amount of <br />customer pick-up that will occur at this site. <br />Fischer complimented Johanson for the improvements proposed. He <br />indicated that the addition of the green space coupled with the building <br />improvements was a good trade-off for the signage and display requests <br />made by Hom. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Ledin asked how the issue of moving the once curb cut should be <br />addressed. The Planner suggested that any recommendation that the <br />Commission were to make should include the relocation of the curb cut on <br />the curve. Ledin indicated that given the Country Drive traffic volumes, <br />the curb cut warranted relocation. Johanson noted that the traffic will not <br />increase substantially, but will spread out over a 7 day week versus the <br />shorter period of time that Dock 86 is open. <br />Schwalbach recommended approval of the Amendment to PUD for <br />additional retail space, as well as sign and display changes at 3201 <br />Country Drive requested by Hom Furniture subject to compliance with the <br />recommendations of the City Planner as outlined in his June 6, 2014 report <br />and subject to the relocation of the curb cut on the Country Drive curve <br />further to the southeast. <br />Motion seconded by Duray. <br />Motion carried 6 — 0. <br />PUD PERMIT- The City Planner reported that Thomas Homes has applied for a Planned <br />56 LITTLE Unit Development Permit to allow a three -unit residential development at <br />CANADA 56 Little Canada Road East. The Planner noted that the proposed <br />ROAD EAST- development has the garage units oriented toward the road and the living <br />THOMAS units toward the lake. The Planner noted that the applicant has indicated <br />HOMES that this "flex-plex" concept is a residential, owner -occupied low density <br />housing product which offers all the advantages of twin or townhome <br />-8- <br />
