MINUTES <br />PLANNING COMMISSION <br />JULY 10, 2014 <br />extend to 120 days. He also noted the City Council can act on a <br />development proposal without a recommendation from the Planning <br />Commission if one is not made in 60 days. <br />The Planner indicated that given the lack of information and clarity with <br />regard to this development proposal, it would be his recommendation that <br />the Commission recommend denial of both the tri-plex and duplex <br />proposals. The Planner again noted that the developer is free to pursue a <br />single-family home development without need for a PUD Permit, or can <br />make a future application for a PUD Permit with submission of better <br />supporting documentation. <br />Fischer noted that the applicant is not present this evening. <br />Brad Krussow, 60 Little Canada Road, indicated that he would prefer to <br />see a single-family home on this property. Krussow stated that he was <br />opposed to either a tri-plex or a duplex on this site. He also expressed <br />concern for the health of Round Lake, and indicated that there are other <br />property owners in the area also concerned. Krussow indicated that if it <br />were of any value, he would bring in a petition from the property owners <br />expressing their concern about the impact that the development proposal <br />would have on the lake. Fischer informed Krussow that his presence at <br />these meetings is of value and indicated that he should pursue the petition <br />if he so desired. <br />Fischer stated that he had hoped that the applicant would be present this <br />evening to answer questions relative to what his development proposal <br />consists of at this point. Duray indicated that there are too many <br />unanswered questions about the type of development as well as whether or <br />not setbacks can be met. <br />There was no one else present this evening wishing to comment on this <br />matter. <br />Schwalbach recommended denial of a PUD Permit to allow either a three - <br />unit residential development or a duplex development on 56 Little Canada <br />Road East, Thomas Homes based on the fact that application materials are <br />incomplete. <br />Motion seconded by Murphy. <br />Motion carried 6 — 0. <br />-5- <br />
