NORTHWEST ASSOCIATED CONSULTANTS, INC. <br />4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422 <br />Telephone: 783.231.2555 Facsimile: 703.231.2581 planners4ijnacplanning.eom <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: June 6, 2014 <br />RE: Little Canada - Thomas Homes Residential PUD <br />NAC FILE: 758.09 -14.11 <br />BACKGROUND <br />Thomas Homes, Inc. has requested approval of a planned unit development (PUD) <br />permit to allow the construction of a three unit "flex plex" upon a 21,250 square foot <br />parcel of land located west of Jackson Street between Little Canada Road and Round <br />Lake (56 Little Canada Road East). <br />According to the applicant, a "flex plex" is a residential, owner -occupied low density <br />residential housing product which offers all the advantages of twin or townhome living <br />without the drawbacks of costly association fees. <br />The site is currently occupied a single family dwelling (cabin) and a detached, two -stall <br />garage. <br />The subject site is zoned PUD, Planned Unit Development and is subject to shoreland <br />overlay district requirements of abutting Round Lake. <br />ANALYSIS <br />PUD Processing. Planned Unit development is a three stage process. The first stage <br />is the concept plan stage. The concept plan stage Is intended to schematically describe <br />the general intentions of the project. <br />The second stage in the PUD process is the development plan stage. As part of the <br />development plan stage, plans must be submitted as necessary to implement the <br />previously approved concept. <br />12 <br />
