Golden Valley, MN 55422 <br />Telephone: 763.231 .2555 Facsimile: 783.231.2561 planners@nacplanning.com <br />MEMORANDUM <br />TO: Mayor Blesener and Little Canada City Council <br />FROM: Stephen Grittman <br />DATE: August 8, 2014 <br />RE: Little Canada — Thomas Homes PUD <br />FILE NO: 758.09 — <br />Background and Analysis <br />At the most recent City Council meeting in July, the City Council tabled action on the <br />request that brought by the applicant, a duplex on the parcel at 56 East Little Canada <br />Road. Concerns had been raised as the proposal for various residential designs on the <br />property had been brought forward and amended over a space of several months. The <br />Planning Commission, in reviewing the request at its July meeting, recommended denial <br />of the proposal. <br />At the Council meeting, the applicant indicated that he would be bringing additional <br />information to discuss with the Council at the August 13th meeting. To date, no new <br />plans have been submitted. However, planning staff discussed the project via <br />telephone with the applicant this past week. <br />In that conversation, the applicant indicated that he intended to convert the house <br />design that had previously been submitted to a single family home. With this change, <br />staff indicated that no new PUD permit would be required since the site is currently <br />developed with a single family home on the property. The primary conditions to this <br />path would be <br />(1) to ensure that the proposed single family home meets the setbacks that <br />would be applied in the principal single family zoning district, and <br />(2) to ensure that the redesigned home would qualify as a single family home <br />(not a duplex) according to the building official's review. <br />39 <br />
