The previously submitted survey showing the duplex appeared to be able to comply with <br />this request. <br />Summary and Recommendation <br />With the applicant's pursuit of a single family home on the property, no PUD permit is <br />necessary. To close the item, planning staff recommends that the City Council deny the <br />PUD permit request based on the following findings: <br />• The proposed multiple family homes did not appear to meet the requirements of <br />the city's PUD zoning and shoreland overlay regulations, or inadequate <br />information was available to ensure compliance. <br />• The proposed duplex designs relied primarily on less than 2 garage spaces per <br />unit, a common standard the City has applied in other PUD developments that <br />included two family or townhouse residential units. <br />• The proposed designs included "carriage" units (accessory apartments) that did <br />not meet minimum square footage requirements for residential units per Little <br />Canada zoning ordinance regulations. <br />• The proposed multiple family use of the property was out of character with the <br />common density requirements applied to two-family or townhouse designs. <br />• The proposed multiple family use of the property was out of character with the <br />adjoining single family use in the neighborhood. <br />pc: Kathy Glanzer <br />Steve Westerhaus <br />Lee Elfering <br />40 <br />
