APPLICATION FOR RESIDENTIAL <br />PLANNED UNIT DEVELOPMENT <br />56 LITTLE CANADA ROAD <br />LITTLE CANADA, MINNESOTA <br />Current Background of Developer <br />Thomas Homes, Inc. 2355 Highway 36 East, Roseville, MN 55117,18 the residential Division of <br />the Maco Property Group, a 21 State, Diversified Development Company. Thomas Homes <br />seeks approval from the City of Little Canada Planning Commission and City Council for the <br />construction of the firms 3 -Unit Flex Plex. Flex Flex is a residential, owner occupied low den- <br />sity residential housing product the offers all of the advantages of twin or townhome living with- <br />out the drawbacks of costly association fees. <br />Shortly following it commenced business in 1963, Thomas Homes constructed the <br />"Georgetown Parks", subdivisions of Duplexes, on the Mississippi River Boulevard and Battle <br />Creek, in St. Paul; Bloomington; Fridley; and, New Brighton. Currently, Thomas Homes, is de- <br />veloping similar structures in St. Paul and Rochester, Minnesota as web as La Crosse, River <br />Falls, and Eau Claire. Wisconsin. <br />Existing Land in Little Canada to be considered. <br />The proposed development site for the 3 -Unit Flex Flex is property commonly referred to as <br />56 Little Canada Road. I currently has a "Commercial Planned Unit Development zoning clas- <br />sification. This property is approximately 21,350 square feet in size with dimensions of 89' <br />along Little Canada Road and stretching 215 feet to the shore of Round Lake where the prop- <br />erty has 99 feet of shoreline. The property is bounded by Little Canada road and Round Lake <br />and is adjacent to the Little Canada Veterans Memorial Park. It has a 22 by 44 foot "cabin" <br />structure as well as a 24 by 28 detached garage. The property is actually 6 to 8 feet below the <br />curb line of Little Canada Road. <br />Proposed Development <br />Thomas Homes proposes to construct a 3 -Unit Residential structure to be deed restricted as <br />owner occupied on the subject property (See Proposed Site Pian) The Residential Units would <br />consist of the company's Residential FlexPlex from its Mount Rushmore Collection (See Infor- <br />mation sheets) and would include the "Jefferson ", a 2000 square foot 3 -BR, 3 -BA, Garage <br />with a family room located in the walkout level; the "Roosevelt',, a 1200 Square Foot 2 -BR, 2 - <br />BA, Garage with its own entry; and located above the "Lincoln" a 2300 Square Foot 4 -BR, 3 - <br />BA, Garage, with a family room and den/office located in the walk -out level. The triplex would <br />be sited 40' from the curb line of Little Canada Road; 76' from the high water mark of Round <br />Lake and with an average side yard set back of 20'. Due to the irregular property line, for a dis- <br />tance of approximately 3 feet, the side yard set back would be 10' minimum. The grade eleva- <br />tion of the property would be raised to 2f -feet above the curb of Little Canada road and would <br />be sloped to concur with the existing grad toward Round Lake. Entry access to the attached <br />garages would be from Little Canada road and be consistent with the pending Railroad train <br />gate being considered for Little Canada Road crossing. <br />3 <br />
