The property is <br />located in the B-3 General Business District, and is subject to the City's Architectural <br />Guidelines. <br />ANALYSIS <br />Building Materials and Facade Design. <br />Building Finishes. The exterior finish of the proposed medical building will be composed <br />of face brick and accent face brick. According to the Architectural Guidelines, durable <br />finish materials such as brick, stone and terra cotta are encouraged. <br />Windows. In the Rice/Little Canada Road area, windows must comprise at least 50% of <br />the front building facade. Outside of that area, the standards are relaxed to require that <br />reasonable window coverage is included on all sides of any building facing a public <br />street. In this case, the building faces two local streets (Rice and Viking Drive). <br />Highway 36 is to the south, and the McDonalds restaurant property is to the north. <br />Nonetheless, the building includes window coverage on all four sides, and when <br />considering total window area, actually meets the 50% standard in aggregate below the <br />parapet level when compared to the building frontage areas. <br />1 <br />8 <br />
