NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.231 .2555 Facsimile: 763.231.2581 planners(dnacplanning.com
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: August 5, 2014
RE: Little Canada - Poolside PUD Permit Amendment
FILE NO: 758.09 -14.22
BACKGROUND
In 2010, the City rezoned the Poolside site, located at 121 East County Road C, from B-
3, General Business to PUD, Planned Unit Development. Such rezoning was intended
to better manage and regulate multiple buildings and uses which exist on the property.
In conjunction with the rezoning, a specific PUD Permit was approved and applied to
the property.
As part of the 2010 PUD Permit processing, the applicants indicated that they expected
to construct a new building on the property to contain storage materials at some future
point. With this in mind, the City approved the temporary allowance of outdoo(storage
upon the property. Specifically, a three year allowance for the temporary outdoor
storage of pool sales products and wooden pallets was granted.
The temporary allowance for outdoor storage expired in 2013. Thus the applicants are
presently in violation of the terms of the 2010 PUD Permit. As a result, the applicants
wish to "renew" their permit to allow outdoor storage activities to continue to take place
upon the subject property. A specific term for such storage activities has not been
requested by the applicants.
The subject site is surrounded by commercial uses to the north and east and residential
uses to the west. The site currently contains a principal building, a large accessory
storage building, parking areas and outdoor display/storage areas.
4
