ANALYSIS <br />Conditions of PUD Permit Approval. The approved 2010 PUD Permit includes <br />several conditions related to temporary outdoor storage. These conditions are <br />reiterated below: <br />Temporary Outdoor Storage. Outdoor storage of pool sales products and <br />wooden pallets shall be allowed for a period of three (3) years from the date of <br />adoption of this Ordinance subject to the following conditions: <br />1. The outside storage area is limited to the area identified on the site plan <br />dated March 15, 2010, a total area of 40 feet by 16 feet. <br />2. The outside storage area is Class V as approved by the City Council. <br />3. The outside storage area is screened from neighboring properties in <br />compliance with Section 903.020.G of the Zoning Ordinance. This <br />screening shall consist of a wood fence on three sides (north, south, and <br />west). <br />4. Entire length of fence to be repaired or replaced as necessary, with slats <br />moved together to establish complete visual screen. <br />5. Fence to be no greater than six (6) feet in height. <br />6. Storage may not exceed the height of the fence. <br />7. Property owner must maintain both sides of the fence. <br />8. Land adjacent to the existing chain link fence shall be leveled and seeded <br />with grass. <br />9. All conditions of approval shall be completed no later than June 15, 2010. <br />Outdoor Storage Use. As previously noted, the applicants wish to continue to store <br />materials outdoors along the west property line of the subject property. The outside <br />storage area is proposed to display pools, hot tubs, and barbeques. in addition, excess <br />pallets are proposed to be stored in the area. <br />The existing outdoor storage area is surfaced in gravel and screened from the north, <br />south and west by a six foot high wooden privacy fence. The applicants have not <br />proposed any additional Landscaping upon the site but have indicated that they would <br />be "open" to providing additional screening if desired by the City. <br />In consideration of the applicant's request, the following questions must be answered: <br />1. Does the City wish to allow outdoor storage activities upon the subject <br />property? <br />As previously noted, the applicants are in violation of the PUD Permit as outdoor <br />storage activities are presently taking place upon the subject property. <br />In 2010, the applicants informed the City of their intention to construct a storage <br />building upon the subject property and that outdoor storage activities were to be <br />2 <br />5 <br />
