Request for Zoning Change & Development Proposal <br />Presented to the City of Little Canada, MN <br />By: Creative Catering LLC <br />For the property located at 477, Little Canada Rd. 55177 <br />The Former Norm's Tire building <br />Creative Catering, LLC, the potential Buyer of the above described property, together with its <br />current owner, Betty M. Strohbeen, hereby request the City of Little Canada to consider a Zoning <br />Change of said property, from its current status of B2 to B3, for the purpose of establishing a <br />food catering business on the site. <br />The proposed development will include renovations to the interior of the existing building and <br />cosmetic improvements to the exterior but does not include any additions to the existing building <br />or construction of any new buildings on the property. <br />This Zoning Change will allow use of an existing building that has remained empty for several <br />years, thus preventing it from deterioration and abandonment. Returning the building to a <br />productive use will help to add an influx of tax dollars to the City of Little Canada and will <br />alleviate the potential for vandalism and the need for the use of emergency services. <br />Renovations to the building will include: <br />® Installation of an office area <br />® Installation of a commercial kitchen <br />• Installation of a cold room food preparation area <br />• Installation of an employee break area <br />• Renovation of all plumbing, electrical, mechanical and fire protection systems as <br />required for the proposed use <br />• Cosmetic improvements to floors, walls and ceilings <br />® Overall cleaning of the building <br />® Removal of some of the existing overhead doors.
