Duray asked about deliveries to the site. <br />Behymer reported that food deliveries via semis would occur from 4 a.m. <br />to 7 a.m. Shipping food to the airport and to the Airmark facilities would <br />occur from box trucks leaving the facility from 2 a.m. to 5 a.m. Bread <br />deliveries would occur via sprinter vans before 8 a.m. Behymer reported <br />that she has a sprinter van and a small van that would come and go from <br />the location. <br />Fischer asked about a typical day at Creative Catering. Behymer reported <br />that the business is typically in operation from 6 a.m. to 4 p.m., although <br />open later if they are catering an evening party. The business operates 7 <br />days per week. Maleitzke asked about 2 a.m. deliveries and if there is an <br />employee on site at that time. Behymer reported that the delivery drivers <br />would have access to the building; therefore, an employee would not need <br />to be present. <br />Fischer stated that he understood the significant capital cost that Behymer <br />will incur to remodel the interior of the building. However, he encouraged <br />exterior improvements to the building. Behymer pointed out that the front <br />of the building is brick. Fischer stated that it would be his hope that <br />exterior improvements would be made such as the addition of green space <br />and perhaps removal of overhead doors and the addition of windows to <br />soften the metal appearance of the building. Behymer suggested that <br />those sorts of improvements may be possible in the future, but there was <br />no money in the budget to make them at this time. <br />Schwalbach asked if the City attempted to have the former Norm's Tires <br />make such improvements. The City Planner reported that when the <br />smaller garage was proposed for the property, the City required that it be a <br />block structure. That building has been sold to the Watershed and <br />incorporated into their property. The Planner indicated that not a lot has <br />changed with the principal structure over the years. <br />Duray asked if the City Engineer has looked at the site, pointing out that <br />since the Watershed made some improvements, there is water ponding <br />along the curb line in the former Norm's parking lot. The City Planner <br />was not sure if the City Engineer has looked at this ponding problem, but <br />noted that this comment would be passed on to him. Duray felt that the <br />Watershed should be required to resolve this issue. <br />Duray noted that this property has been vacant for some time and felt it <br />fortunate that someone is willing to make an investment in this property. <br />Duray stated that he was in support of the rezoning. It was his hope that <br />exterior improvements would be made in the future. <br />-3- <br />
