NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.231 .2555 Facsimile: 763.231 .2561 planners@nacplanning.com
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: December 30, 2014
RE: Little Canada — Saxon Lanes PUD/Architectural Review for Signs
FILE NO: 758.09 —
Background and Analysis
Saxon Lanes, at 61 West Little Canada Road, is seeking a PUD Permit and
Architectural Review to paint a series of sign and graphics messages on the exterior of
its building. A total of 3 signs are proposed. These are as follows:
• "BOWL", painted on the south (Little Canada Road) side of the building.
• "BOWL", painted on the north side of the building.
• "BOWL", painted on the west wall, near the entrance (in place of "Lanes").
The property has frontages on two streets (Little Canada Road on the south and Market
Place Drive on the east. The building silhouette for these two frontages appears to total
approximately 5,300 square feet, yielding a total allowable sign area of 795 square feet.
In the Planned Unit Development district in which this property lies, the approval of a
Comprehensive Sign Plan is required, illustrating all proposed signage. The aggregate
sign area must be equal to the allowances of the signage allowed in other business
districts.
The proposed signs in the application are not scaled. However, estimating the scale
from the photographs shows that the signs to be located on the south and north walls
would be approximately 600 square feet each, or more. To approve the PUD plan
according to the ordinance standards, the signs would need to be reduced to about 350
square feet each, so that together with the entrance sign, the total sign areas are less
than 795 square feet.
