While PUD can be utilized to vary from strict ordinance standards, a basic requirement <br />for PUD variation is a heightened level of design and amenities beyond the minimum <br />zoning regulations. With no other changes to the site or building, it would not appear to <br />staff that this requirement would be met. As such, an increase in allowable sign area <br />would not be appropriate for PUD consideration. <br />The architectural review consists of considering the materials and colors of the <br />proposal. For this approval, the guidelines do not specify acceptable or unacceptable <br />colors. Thus, the red and grey color scheme poses no issues. <br />The applicants have not indicated in the materials how, or if, the signs will be <br />illuminated. The City's ordinances require that lighting does not glare or spill onto <br />adjoining roadways. The applicants should identify illumination as a part of the final <br />approval of the proposal. <br />Summary and Recommendation <br />The proposed signage under the PUD for AMF Saxon Lanes significantly exceeds the <br />allowable area in the sign regulations. Apart from total sign area, there do not appear to <br />be issues with the proposal. The applicants should revise the sign areas to meet an <br />aggregate 795 square feet, per sign ordinance standards.
