MINUTES <br />CUP — <br />3150 SPRUCE <br />STREET — <br />BIRCH <br />LAWN <br />MAINTENANCE <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />MARCH 12, 2015 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 12th day of <br />March, 2015 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Steve Ledin called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Steve Ledin <br />Mr. Bill Buesing <br />Mr. Al Davison <br />Mr. Tom Duray <br />Mr. Jeff Heikke <br />Ms. Heidi Murphy <br />Mr. Nick Schwalbach <br />ALSO PRESENT: <br />Mr. Steve Grittman, City Planner <br />Mr. Kevin Helander, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />The February 12, 2015 and the March 4, 2015 Planning Commission <br />meeting minutes were approved as submitted. <br />The City Planner reported that Kris Birch, Birch Lawn, has acquired the <br />property at 3150 Spruce Street, adjacent to their current property at 3100 <br />Spruce Street. Birch Lawn intents to occupy the site with an additional <br />office space and has made application for a Conditional Use Permit to <br />utilize the rear portion of the site for outdoor storage of their business <br />trucks and trailers. The Planner noted that the lot is approximately 39,600 <br />square feet in area, and the site plan submitted shows approximately <br />26,100 square feet of outdoor storage, which is approximately 66% of the <br />total lot area. The current Code limits outdoor storage to a maximum of <br />60% of the total lot area. <br />With regard to the outdoor storage standards in the Code, the Planner <br />noted that other than the area limitation of 60%, other standards appear to <br />have been met. The Planner suggested that the applicant add information <br />on lighting and refuse collection on the site plan. He noted his <br />recommendation that the Fire Marshal review the site plan with regard to <br />fire lanes, etc. The Fire Marshal has done that and has indicated that the <br />
