MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 12, 2015 <br />ADJOURN <br />site plan meets fire code requirements. The City Planner recommended <br />approval of the Conditional Use Permit for outdoor storage subject to <br />compliance with the recommendations as outlined in his March 6, 2015 <br />report. <br />Ledin asked about modifying the site plan to reduce the outdoor storage to <br />the 60% maximum. The Planner indicated that a revised site plan with <br />outdoor storage boundaries at 60% of the lot area will make code <br />enforcement efforts easier. <br />Duray asked about adding information on refuse collection and lighting. <br />Kris Birch indicated that he would add the location of the dumpster on the <br />site plan. He indicated that no additional lighting is being proposed. <br />Birch reported that he would also revise the site plan to reduce the outdoor <br />storage area to the 60% lot area maximum. He indicated that he had no <br />objection to complying with the City Planner's recommendation. The <br />City Planner indicated that no additional lighting is required by the Code. <br />Duray commented on the neatness of the property. Birch reported that <br />they operate their business with professionalism and take pride in their <br />property. <br />The City Planner noted that the previous Conditional Use Permit for this <br />property was very specific. Under the new outdoor standards, outdoor <br />storage is defined by location and not necessarily by what is being stored <br />on the property. Therefore, if Birch Lawn rents out a portion of the <br />building to a tenant with outdoor storage needs, they will not have to come <br />in to amend the CUP unless they do not comply with the conditions. <br />Schwalbach recommended approval of the Conditional Use Permit to <br />allow open and outdoor storage at 3150 Spruce Street, Birch Lawn <br />Maintenance, subject to compliance with the recommendations of the City <br />Planner as outlined in his report. <br />Motion seconded by Buesing. <br />Motion carried 7 — 0. <br />There being no further business, Ledin adjourned the meeting at 7:42 p.m. <br />Respect ully submitted, <br />7 I <br />Kathy Glan- e► <br />City Clerk JJ <br />-2- <br />
