MINUTES
CITY COUNCIL
APRIL 22, 2015
reported that that is correct and he is having plans redrawn to improve and
add more detail to the aesthetics.
Montour asked about Outlot A. Johnson reported that the Taco John's
property has an easement over the property in question for parking.
Therefore, the thought was to work with the ownership of Taco John's,
create an outlot on which a strip mall could be developed and relocate
Taco John's in that facility.
Fischer asked if there was any concern on the part of the Fire Department
relative to building height. The City Administrator reported that the Fire
Marshal has reviewed the plans and has no concerns given that the
building will be fully sprinkled. The Administrator indicated that the
plans will be presented to the Fire Department for review. McGraw noted
the high limitation in the R-3 District and questioned why there was no
limitation in PUD. The City Administrator reported that that limitation
was put in place before the City had a ladder truck. He also noted that the
limitation existed for a long time, prior to the requirements for installing
sprinkler systems. The City Planner indicated that he only mentioned the
R-3 District limitation for comparison purposes and not as a suggestion
that the height proposed was good or bad.
Johnson indicated that the building will be fully sprinkled and that a
couple of fire hydrants will be installed on the site. Johnson indicated that
they hope to come back before the Council next month to get final
approvals and will have more detailed information at that time. He
indicated that the hope is to be under construction by the end of June or
beginning of July.
There was no one present wishing to comment on this matter.
Upon motion by Montour, seconded by Fischer, the public hearing was
closed.
McGraw asked if the quality of materials would be similar to Hearth's
other projects. Johnson replied that they would. McGraw also asked
about the Rice Street driveway access and what impact the realignment of
Rice Street might have on that access. The City Administrator reported
that this issue was discussed and the potential for medians along Rice
Street as part of the realignment process. The Administrator noted that
given the potential negative impact on Little Canada businesses along Rice
Street, the City's position is to not support the installation of medians in
this area on either Rice Street or Country Drive.
Montour introduced the following resolution and moved its adoption:
13
