Hanson <br />TO: 1Vlayor ;Keis & Members of the City Council <br />FROM: Joel Hanson, City Administrator <br />DATE: May 5, 2015 <br />RE: Authorize Appraisal of 30 Little Canada Roacl, East <br />A relative of the owner of the above referenced property recently contactedus about our interest <br />in acquiring this parcel. Apparently, the owner is now interested in selling. This is one of the <br />two remaining parcels located among the other parcels we have acquired over the years. This <br />parcel is part of the original acquisition plan for this area. <br />Pat Grengs of Northland Appraisal, Inc. has provided a quote of $400 to conduct this appraisal. <br />(Mr. Grengs conducted the appraisal on 56 LC Road for us recently at this same price and did an <br />excellent job.) Based upon past practice inthis area for our designated properties (and previous <br />letters to this property owner), we would offer the appraised price for the property. The cost of <br />the acquisition would come from the Park Land Acquisition Fund. <br />I'm attaching the aerial photo of the property and the County's estimated market value. Based <br />on our experience with 56 Little Canada Road, I would anticipate the appraised value will be less <br />than County's EMV. I should further caution you that the owner has not agreed to the <br />acquisition process noted above so we may be at risk for the cost of the appraisal. <br />Staff recommends we retain Northland Appraisal at a cost of $400 to conduct a valuation of 30 <br />Little Canada Road, East. <br />cc: Parks & Recreation Commission <br />
