MINUTES <br />FINAL <br />PLAT & <br />FINAL <br />STAGE PUD - <br />SENIOR <br />HOUSING <br />PROJECT - <br />HEARTH <br />DEVELOPMENT <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />MAY 14, 2015 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 14th day of <br />May, 2015 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Steve Ledin called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Steve Ledin <br />Mr. Bill Buesing <br />Mr. Al Davison <br />Mr. Tom Duray <br />Mr. Jeff Heikke <br />Ms. Heidi Murphy <br />ABSENT: Mr. Nick Schwalbach <br />ALSO PRESENT: Mr. Steve Grittman, City Planner <br />Mr. Kevin Helander, Cable TV <br />The April 9, 2015 Planning Commission meeting minutes were approved <br />as submitted. <br />The City Planner reported that the Planning Commission reviewed and <br />recommended approval of the Preliminary Plat for Black Tern Addition <br />and the Preliminary Stage Planned Unit Development (PUD) Permit to <br />the construction of a 120 -unit senior housing facility consisting of <br />independent living, assisted living, and memory care on the property <br />generally southeast of the intersection of Rice Street and Country Drive <br />submitted by Hearth Development. The City Council reviewed this <br />application at their April 22nd meeting and granted approval subject to <br />compliance with the recommendations of the Planning Commission, City <br />Planner and City Engineer. The Planner indicated that many of the <br />recommendations have been complied with in the current application for <br />Final Plat and Final Stage PUD Permit. There are still some outstanding <br />issues that need to be addressed relative to the City Engineer's <br />recommendations. The Planner also indicated that he has not yet reviewed <br />the final plans for landscaping, lighting, and signage. The Planner <br />recommended approval of the Final Plat and the Final Stage PUD for the <br />
