2. Provision of additional detail on grading and building impacts. <br />The applicant has submitted a more detailed stormwater and drainage plan <br />which is a part of the City Engineer's review, <br />3. Provision of landscaping details that demonstrate a high level of design, and fulfill <br />(at minimum) the planting requirements for tree replacement as specified in the <br />ordinance. <br />A final landscaping plan has not been submitted at this time. <br />4. Provision of a lighting plan. <br />A final lighting plan has not been submitted at this time. <br />5. Provision of a signage plan. <br />A final signage plan has not been submitted at this time. <br />6. Provision of a concept site plan showing how the Outlot A might be developed. <br />The applicants indicated that the purpose of Outlot A was to provide the existing <br />Taco Johns restaurant with adequate land to accommodate its current parking <br />area (which encroaches onto the subject property through easement). The <br />Outlot further provides area for potential commercial expansion at the corner of <br />Rice Street and Country Drive. <br />7. Provision of a trail easement and other park considerations along Black Tern <br />pond consistent with Park Commission comment and recommendations. <br />A trail is shown along Black Tern Pond. Plat drawings will need to be prepared <br />which show the easement for the trail as proposed. <br />8. Vacation of street easements from the original underlying plat. <br />Easement vacation would be an action of the City Council. <br />9. Provision of additional detail related to the underground parking (and overall <br />parking supply). <br />The applicant indicated at the Council meeting that the underground parking <br />would include about 30-40 spaces, however, no additional floor plans have been <br />submitted to verify the final design in this regard. <br />
