10. Provision of additional detail related to other portions of the building that may be <br />exposed (if any) due to impacts of the steep slopes. <br />The applicant has submitted revised building &ovations, showing exterior <br />materials to be brick, cultured stone, cement -board siding, and colored rock - <br />faced concrete block — the latter material will be primarily visible only from the <br />east (pond) side of the building. Small portions of the north facing foundation of <br />the building will also be visible from Country Drive. Staff would suggest that <br />these exposures be considered for the continuation of the materials being used <br />on the walls above the foundation level — stone or brick. <br />11. Other recommendations of staff and city officials. <br />Final Plat and Final PUD <br />As noted above, there have been some updates to the plans, primarily related to <br />exterior elevations, and the civil plans (grading, utilities, etc.). A number of zoning and <br />PUD documents are necessary to finalize the approvals. These include the following: <br />a. Landscaping plan. <br />b. Lighting plan. <br />c. Signage plan. <br />d. Floor plans verifying parking availability. <br />e. Final Plat drawings verifying easements for trail, and proposed right of way <br />vacations, etc. <br />The primary change to the site plan is a relocation of the driveway entrance point farther <br />east on County Drive. This change will ensure greater notice for turning traffic. The <br />other change is to the open parking supply in front of the building, highlighting the <br />importance of the underground parking supply and layout. <br />Summary and Recommendation <br />The remaining plans are important to ensuring that the project, as envisioned by the <br />City, is approved with a clear understanding of the components of the site and building <br />plans proposed. To go forward at this point, planning staff would recommend that final <br />PUD and Final Plat approval would be granted only as they relate to the following: <br />I. Engineering and Civil improvements, subject to comments and recommendations <br />of the City Engineer. <br />11. General building architecture and materials, with the staff comment that the north <br />face of the building foundation level be modified to carry the brick and stone <br />to the base of the exposed building wall. <br />111. General site plan approval as proposed, subject to comments of the City <br />Engineer. <br />
