easement area to the east of the building or a separate trail easement could
be dedicated.
2. The lift station site that is being impacted is owned and operated by MCES,
The developer will need to obtain approval from them for modifications to the
site and fence.
3. A Storm Water Pollution Prevention Pian (SWPPP) must be submitted for
approval.
4. There is over one acre of disturbance for the project and therefore a Ramsey
Washington Metro Watershed District and National Pollution Discharge
Elimination System (NPDES) permit will need to be obtained. Documentation
of the permit approvals will be required prior to any work. An approximate
wetland setback is shown on the plan. The Watershed is also the wetland
LGU and it is likely they will require a new delineation of the wetland
boundary to ensure accurate setback requirements are met.
The above items should be addressed and the plans and plat resubmitted with the
SWPPP and the storm water calculations so that a complete review can be completed.
Please contact me if you have any questions regarding the above information at (763)
780-0450 ext. 3.
3 of 3
Memo -060516 -CC (Assisted Llving),doc
10062 Flanders Court NE — Blaine, MN 55449 — Ph: (763) 780-0460 Fax (763) 780-0452
