MINUTES <br />CITY COUNCIL <br />DECEMBER 3, 2007 <br />the Park property owners for review and comment. A public hearing will <br />also be held to act on the final draft. <br />Stanke pointed out that none of the Park property owners want the IUP <br />process and would be prepared to take legal action if that is the direction <br />Yhat the City goes. Stanke reported that he discussed the IUP process with <br />his banker and was informed that this process would have a detrimental <br />impact on property values. <br />Montour noted that a number of cities use the IUP process. <br />Tony Frattalone indicated that they have been in the Pvk for a long time <br />and want to stay in Little Canada. However, they are nervous about the <br />new regulations that the City is discussing. Frattalone suggested that the <br />Park property owners form a small committee to work with the Council <br />and discuss a 10 to 20 year plan for the Park. He agreed that the Park is a <br />good place to grow a business, but noted that increasing regulations will <br />force businesses out of the park. <br />Blesener stated that the City is not ri•ying to force anyone out of the Park. <br />The City's goal is to clean up and upgrade the Park. Blesener agreed that <br />a plan should be developed for this Park with the City working with the <br />property owners. <br />Keis noted that at some point in the future Ryan Industrial Park will <br />redevelop. He noted that it is a unique area because of its location. <br />Birch indicated that an IUP process will limit the value of his property. <br />Rossow suggested that the City deal with the few pieces of properties that <br />are problems and get them cleaned up. <br />Montour noted that the City looks at what surrounding communities are <br />doing. He noted that Little Canada offers a lot more outdoor storage than <br />its neighbors. <br />Griffith indicated that if outdoor storage is unique to Little Canada, it will <br />enhance the value of the property and allow property owners to reinvest in <br />their sites. This would not be the case under an IUP. <br />Erdmanis recommended that the owners work together to help the City <br />conri•ol the problems in the Park. Erdmanis felt that because there are <br />some badly run properties in the Park, other owners should not be limited <br />from running reasonable businesses. <br />Keis encouraged owners of the Park to contact the individual Council <br />Members with their concerns and suggestions. <br />
